Modern garden rooms do not usually require a planning application as they are classed as outbuildings and fall within permitted development rules under class E. This is pre-approved planning permission as long as your room is built subject to a number of limits and conditions:

  • That the garden room is no higher than 2.5m from the bottom of the building to the top of the roof (if within 2m of boundary)
  • That you do not take up more than 50% of your garden area with this or any other buildings
  • It is not to be used for living or sleeping accommodation
  • Your home is not a listed building
  • Your home is not in a designated area (eg a National Park, area of outstanding natural beauty (AONB), conservation area or World Heritage Site)
  • The garden room must not be in front of your home. If you have extended it then the front refers to how it stood on 1 July 1948.
  • The garden room must not take up more than 50% of your garden area with this or any other buildings.
  • The garden room must be single storey and less than 3 metres high (4 metres with a dual-pitched roof).
  • The eaves must be no more than 2.5 metres above ground level.
  • It must not have a balcony, veranda or raised platform.
  • It must not be self-contained living accommodation.

Our method is to install ground screws, it takes a lot less time than a traditional concrete slab, saving days on drying time, material and labour costs.

To adhere to the permitted development rules we will construct the garden room on site as follows:

  • Garden rooms up to 15m2 internal floor area – Minimum 0.5m from any boundary.
  • Garden rooms over 15m2 to 30m2 – Minimum 1.0m from any boundary.

Our garden rooms are built on site and as such the installation teams require a minimum of 0.5m from any obstacle around the entire garden room.
This would include locating the garden 0.5m from other building, fence, garage or tree etc.

We can supply an electrical package for your garden room at an additional cost. To connect mains electricity from your house to the garden room, you can either use your own electrician or we can supply you with a quote to carry out the works for you.

Our garden rooms are built to be thermally efficient with a fully insulated floor, walls and roof. In addition each garden room is supplied with double glazed doors and windows. The heat retention properties of our garden rooms means you will not normally require any heating for the majority of the year. As an optional extra we can supply you with either an oil filled radiator heater or wall mounted panel heater to provide heat inside your garden room.
